Cancellation Policy

When a stay cancels we usually can't refill those dates, which is why the windows below tighten as your arrival gets closer.

If you cancel

• 30 or more days before check-in — full refund, less any non-refundable payment processing fees.

• 15 to 30 days before check-in — 50% of the total refunded.

• Fewer than 15 days before check-in — no refund.

All cancellations must be sent in writing to stay@ivoryrookhouse.com. The date we receive your written notice is the date used.

Shortening a stay or not showing up

Leaving early or not arriving doesn't generate a refund for the unused nights.

Changing dates

Ask us. If we can move you to dates that are open and the new rate is comparable, we'll often do it once at no charge more than 30 days out. Rate differences are payable. This is a courtesy rather than a right, so please don't treat a date change as a guaranteed alternative to cancelling.

Hurricanes and severe weather

If a mandatory evacuation order is issued for the property's area, or a named storm makes the house genuinely unsafe or inaccessible during your dates, you may reschedule for any available dates within twelve months at no charge, or take a full refund.

Rain, a storm forecast that doesn't materialize, a cancelled flight, or a change of mind about the weather are not covered. We'd encourage travel insurance if that's a concern; it costs very little against the price of a whole house.

If we cancel

If in the very rare case we ever have to cancel a confirmed booking, you get a full refund of everything you've paid, and we'll do our best to help you find somewhere comparable. That refund is the limit of our liability.

Refund timing

Approved refunds are issued to the original payment method within 10 business days. How quickly it lands after that is up to your bank.
